Avoiding Scams

How to Verify Landlord and Property Ownership

Knowing who you're renting from is just as important as the apartment itself. Verifying the landlord and ownership can save you from losing money or facing legal issues later.

Steps to Take

  • Request ID: Ask for a copy of the landlord's passport or official ID. Make sure names and contact details match any lease documents.

  • Check property registration: Use the Kadaster (Dutch land registry) to verify that the landlord owns the property. This costs around €3.70.

  • Look for company names: If you’re dealing with an agency, check if they’re registered with the KvK (Chamber of Commerce).

  • Inspect the address online: Search for the address on Google, forums, or previous rental listings to see if any scam alerts exist.

You can also ask for proof of past utility bills or municipality registration if you're unsure. A legitimate landlord should be willing to provide reasonable confirmation.
