Avoiding Scams

Common Rental Scams and Red Flags

Unfortunately, housing scams are common in the Dutch rental market—especially in major cities and student hubs. Here are the most frequent types and how to avoid them.

Common Scam Scenarios

  • Fake landlord abroad: The person claims to be overseas and unable to show the property but insists on a deposit upfront.

  • Fake Airbnb or Booking.com link: Scammers create counterfeit sites mimicking trusted platforms to collect money or login data.

  • Third-party payment requests: You're asked to send money via Western Union, cryptocurrency, or another untraceable service.

  • Urgency pressure: You’re told that many people are interested and must act within hours—or lose the deal.

Tips to Stay Safe

  • Always visit the property in person or ask someone you trust to do it.

  • Never pay anything before a viewing and a signed contract.

  • Avoid cash payments and insist on secure methods (bank transfer, official invoicing).

  • Screenshot all communication and save email addresses, numbers, and listing links.

Scammers often play on emotions like urgency and desperation. Keeping a clear head is your best defense.
