Understanding Your Rental Contract
A rental contract (huurcontract) is a legally binding agreement that outlines the terms and responsibilities of the tenancy. In the Netherlands, it is essential to carefully read and understand the document before signing.
Key Elements of a Dutch Rental Contract
Parties involved: Full names and addresses of the landlord and tenant(s)
Rental price: Basic rent (kale huur) and any additional charges (servicekosten)
Deposit: Typically one to two months’ rent; terms for return should be clearly stated
Notice period: Most commonly one calendar month for tenants
Maintenance responsibilities: Clarify who handles minor repairs and large maintenance jobs
Additional Clauses to Look Out For
Furnished agreements: Should list all provided furniture and appliances
Utility billing: Some contracts include fixed monthly costs, others require separate registration
Subletting: Many landlords prohibit subletting without permission
Before Signing
Request a version in English if the original is in Dutch and you are not fluent
Confirm that the landlord’s identity matches the contract
Ensure all verbal promises (e.g., repainting, furnishing upgrades) are documented in writing
If anything is unclear, seek advice from a legal aid office, tenant association, or !WOON.
